Ben Bailey Homes, Huntington
A close working relationship with suppliers has enabled leading housebuilder Ben Bailey Homes to create £0.5m+ contemporary styled homes in one of the UK’s most historic areas.
The Royal Forest development in Huntington on the outskirts of York is adjacent to a listed building, and a nature reserve. To attain planning consent, Ben Bailey Homes worked closely with its preferred flat roofing supplier Protan to devise a scheme that was aesthetically pleasing but did not impinge on the distinct character and vista of the area.
As a result, the five two-storey properties making up a cul-de-sac on the 59-home development have flat roofs constructed from Protan SE1.2mm single ply membrane; the effect integrates with almost 50% of the rest of the site, where house styles also feature Protan flat roofs, but at single storey level.
Explained Ben Bailey Homes Yorkshire project architect Sean Berry, “Our partnership with Protan meant we were able to work closely together to design and detail the properties to our needs, and to satisfy planners and neighbours whilst keeping costs low and aesthetics high.
“We were keen to create a distinct character area where the natural vista was not impeded by the new roof lines. Inclusion of a flat roof enabled this, and simultaneously enabled an alternative architectural approach. The fact that the properties at Royal Forest and Royal Court therein have sold so quickly demonstrates we have achieved an end-result that pleases buyers.”
Added Avant Homes’ group development director, David Lee, “Our new product range is the result of extensive market research. As a result, the individual house types are designed to reflect how people want to live today. During the market research process, we also investigated which building products would allow us to deliver the type of new home that we had identified.
“We selected Protan’s roofing membrane due to its cost effectiveness, ease of application and longevity. Our new product range has been tremendously well received by buyers across the country, and Protan has helped us build homes which we believe are revolutionary for our sector of the market.”
The Protan SE membraneis hot air welded at joints and mechanically fixed to the roof. Designed to cope with extreme weather conditions without detriment, the membrane achieves durability for up to 30 years. In addition, air leakage is controlled in line with the latest Building Regulations.
Protan SE membrane is one element of Protan’s omprehensive range of single ply roofing solutions, covered at www.protan.co.uk, all designed to protect value for specifier and contractor. Manufactured at the company's headquarters in Norway, Protan roofing solutions are guaranteed for a minimum 10 years, but have been independently tested and certified by the BBA as having an expected durability in excess of 30 years. This is supported by the fact the company has roofs that have been in place for 30+ years without performance-affecting degradation. A full support service, from NBS specification and in-house CAD design through to technical advice and variable warranty depending on specification is provided from Protan UK's Warrington office.
